Ossipee Sand and Gravel Pit

On offer are two parcels comprising a fully-permitted and operational 106-acre sand and gravel pit in Ossipee, and a 52-acre contractor's yard in Alton serving as a processing facility for materials excavated from the Ossipee site, as well as incoming third-party materials, including broken concrete and asphalt which is recycled and sold, general fill, screened loam and dirt, and sand.

The Alton site is very close to Alton Bay and Roberts Cove on Lake Winnipesaukee; the current owner also owns the abutting property between this facility and Roberts Cove Road and has expressed a willingness to grant a right-of-way across his lot to the 230 feet of frontage on Robert cove Road to create two points of access for this parcel, to enhance its future development potential.

The Ossipee site is accessed off Route 16 via Pollys Crossing Road, which is a Class VI road maintained by the current owner.  The eastern edge of the property is an old spur of the B&M Railroad, now used as a snowmobile trail.  As you can see from the satellite view, only a small portion of the property has been worked so far.
